Among the most common issues faced by growing families in the Klang Valley these days is a dearth of options when it comes to seeking a home that offers adequate living space at a decent price – preferably below the RM1 million mark.
This plight often results in families having to make a difficult choice between sacrificing space to live in cramped up conditions close to the heart of the city, or sacrificing convenience to live in comfortable space far beyond the periphery of urban civilisation. Both are not ideal options.
However, the notion that there are no alternative options is not entirely true, and buyers can find amicable home solutions if they take a closer look at oft overlooked locations that quietly, but effectively, offer the best of both worlds.

The low-density development also offers the comfort of exterior space as it features only 11 units per acre and all utility cables will be tucked underground.
Where security is concerned, the entire neighbourhood will be monitored via a single entry-exit point with anti-scaling perimeter fencings as well as 24-hour guard patrols.
Set within the self-sustained and green township of Bandar Coalfields, the setting at Ixora Residences is one of lush landscapes and quiet ambience, ideal for nurturing families.
Other family-oriented facilities available in the neighbourhood include a park, playground, exercise equipment and basketball courts. There will also be jogging trails meandering throughout the township’s hilly terrain, where residents can engage in jungle trekking or mountain biking activities.
To further cultivate a healthy and bonded community, a massive 50-acre Central Park located close to the main entrance of the township development, offers wide open recreational space as well as a full-sized football pitch.
Amenities located close to the township include primary and secondary schools, kindergartens, a government health clinic, wet market, petrol stations, food courts, a police station, community halls, a bus terminal, church and mosque.
Bandar Coalfields is easily accessible via several major highways such as the Guthrie Corridor Expressway, Kuala Lumpur-Kuala Selangor Expressway, the New Klang Valley Expressway and Damansara-Puchong Expressway. It can also be accessed through Jalan Kuala Selangor from Kepong or Sungai Buloh.
KLKB is renowned for being involved in the creation of Malaysia’s first gated community – the now famous Sierramas enclave – which it jointly-developed with Tan & Tan Developments Bhd.
