WORK BEGINS ON THE AWARD-WINNING GOLDEN GATEWAY PROJECT IN THE VIBRANT INDUSTRIAL DISTRICT OF BATU KAWAN

The promise of a forward-thinking medium industrial development that puts strong focus on solution-based design is already underway, as construction on the RM155 million Golden Gateway project officially got off the mark with a ground-breaking ceremony recently.

In conjunction with this, developer Golden Land Bhd also formally announced that Nam Lean Construction Sdn Bhd has been signed on as the main contractor for the project, which has already garnered recognition for its 4-in-1 business solution concept by taking home the “Best Niche Industrial Award (Penang)” at the Property Insight Prestigious Developers Award this year.

Golden Land Chief Operating Officer Ng Heng Phai said the selection of a main-con for the project was a process the company paid extensive attention to. It was important to engage a company with a good track record as well as an entity that shared similar values on uncompromising quality, safety and timely delivery.

“In addition to full technical competency review, we looked closely at their track record of quality and timely delivery, financial history and safety record. We are pleased with our selection of Nam Lean Construction and Golden Land now looks forward to bringing our vision of Golden Gateway to life,” Ng said.

Taking shape on 21 acres in the strategically important northern industrial hotspot of Batu Kawan on the Penang mainland, Golden Gateway reaches out to a new generation of industrial business operators by catering to a rising demand for flexible and multi-functional units that satisfy a wide range operational needs.

Ng pointed out that the project’s key appeal lies with its 1 price 4-in-1 business solution design. It accommodates four important purposes that are becoming crucial elements in a rapidly modernising e-commerce industrial landscape:  Supply, Store, Show and Sell.

“This is striking a very positive chord with contemporary industrial operators, support service-based businesses as well as new-age online retailers. Strong interest from these groups tells us that we are on the right path with regard to trending demand, and we are grateful that our intuition has allowed us to serve the lively Batu Kawan locale in a more meaningful way,” he said.

Batu Kawan, conveniently located close to the Penang Second Link bridge, is a well-established industrial hub that is now witnessing rapid modernisation and evolution with the infusion of residential, commercial and retail properties as well as promising new leisure attractions. This progress is heralding a new era commercial vibrancy that is attracting a new breed of business operators.

“From this perspective, Golden Gateway aims to be a timely and relevant addition to the landscape, offering modern industrial operators a one-stop solution in the form comfortable office space, sufficient warehouse storage space, ample showroom-styles display space, state-of-the-art production capacity and convenient broadband readiness,” Ng said.

This forward-thinking perspective has won the project swift recognition. Golden Land Executive Director Jessica Yap, who accepted the “Best Niche Industrial Award (Penang)” on behalf of the company earlier this year, said it was extremely gratifying to receive the recognition at such an early stage of the group’s property endeavours.

“The award was a very encouraging achievement, especially since Golden Gateway represents one of our first projects, and we humbly view it as affirmation that we are on the right path with our simple and honest philosophy of investing ‘Great Care’ in all we do,” Yap said.

“Hopefully, this early attention also allows us to reinforce that Golden Land is not just invested in good design, but also quality planning, quality building standards, quality delivery and quality service… these too are at the heart of what we do,” Yap added.

With the commencement of work on the Golden Gateway project, Yap said that the company is now focused on realising this vision and it is looking forward to engaging more intimately with the surrounding community by making a valuable contribution to the landscape.

“This is very much in line with the C.A.R.E ethos we subscribe to and the group’s long-held belief in championing and nurturing sustainable growth, as well as adding value to every endeavour we commit ourselves to,” Yap said.

Golden Gateway will offer 52 Semi-D industrial factories and 2 detached industrial factories that benefit from a contemporary setting of attractive streetscapes and eye-catching retail-style facades, which are highly visible from the main road. Being advantageously surrounded by heavy industrial factories, the project is well-positioned to be a focal point for intermediary businesses that provide support commercial services and solutions.

The Semi-D units come in built-up sizes that range between 5,500sq ft and 7,000sq ft, with land area of 8,800sq ft to 14,000sq ft. With only two plots of detached available, these are sized at 5,800sq ft and 8,000sq ft, and come in land areas of 12,300sq ft and 17,900sq ft.

Every unit also comes rich with features that reflect Golden Land’s commitment to building quality property developments with functional and practical designs.

Golden Gateway is expected to be fully completed by December 2019.
