For urbanites, there is a certain sophistication in staying in a high-rise with a panoramic view, enhanced security and modern facilities. For the well-heeled, the only setback is these dwellings usually come in compact sizes.
Stepping up to the demand for condominimum facilities with semi-detached residence sizes, SP Setia Bhd will be offering spacious luxury villas in the sky, featuring a sky beach and resort-themed landscape.
To be launched next month, Setia Sky Seputeh is strategically located on 4.8 acres of freehold land in Taman Seputeh, Kuala Lumpur, an affluent residential area in the capital.
The project, which has a gross development value (GDV) of RM950 million, offers 290 units of exclusive high-rise luxury “sky villas” of “semi-dee type” spread across two towers.
SP Setia’s divisional general manager Paul Soh said the upcoming launch will comprise 145 units in Tower A, which has a GDV of RM470 million.
“We are targeting upgraders and owner-occupiers who are currently staying in the surrounding area of Taman Seputeh and the neighbouring township of Bangsar,” he said.
Buyers will have various options with six layouts ranging from 2,399sq ft to 2,998sq ft. Units are priced from RM2.99 million, which is approximately RM1,300psf.
Soh said Setia Sky Seputeh is an ideal development as the spacious built-up is akin to living in a villa-in-the-sky but with condominium facilities as well as better security features.
Residents will enjoy utmost privacy as each floor at Setia Sky Seputeh houses only four to six units with an exclusive private lift lobby for each unit. In line with its luxury concept, each unit will be allocated three to four parking bays.

Soh added that SP Setia will invest into improving the current pedestrian crossing at Jalan Syed Putra to facilitate a comfortable walk to Mid Valley City.
“In addition, we will upgrade and enhance Jalan Taman Seputeh,” Soh said.
The project is accessible through major highways such as Federal Highway, New Pantai Expressway and Sprint Highway. It is also located within 8km radius of affluent neighbourhoods such as KL City Centre, KL Sentral, Bangsar and Damansara Heights.
Setia Sky Seputeh is under the Setia’s 10:90 promotional schemes whereby purchasers will only need to pay 10 per cent downpayment with the balance of 90 per cent to be paid only upon delivery of vacant possession.
