COMPANY LAUNCHES MUCH-AWAITED MIXED-USE DEVELOPMENT IN ISKANDAR MALAYSIA, GIVES JB CITY CENTRE TRANSFORMATION PLANS A BOOST
Multi award-winning developer United Malayan Land Bhd (UMLand) launched the much-awaited Suasana Iskandar Malaysia (Suasana IM) this week, showing confidence and breaking the norm by completing the project before offering it to the public.
Such a move could trigger similar confidence among other developers to move away from the traditional sell-then-build method of delivery in Malaysia, which is under pressure from consumer rights watchdogs to make way for a “less risky” build-then-sell method.
The build-then-sell method is not unique to the Malaysian landscape, but also not widely adopted, so UM Land’s choice to apply it to such a significant project is attention-worthy.
Suasana IM is poised to be a new landmark in Johor Bahru City. Located at the heart of the urban centre, the iconic mixed-use development features residential, hotel, and lifestyle components that are designed to be integral part of the city’s evolution into a modern, vibrant, and culturally-rich focal point – in line with the state’s Johor Bahru Transformation (JBT) Programme.
The development hosts the first 5-star Amari Hotel in Malaysia, offering the finest in Thai hospitality with its 242 rooms, Breeze Spa, the Amaya Food Gallery and creative meeting values.
Additionally, the residential component of Suasana IM is the 35-storey Suasana Iskandar JB serviced apartment tower, comprising freehold luxury homes with the latest in smart home technology in partnership with Samsung Malaysia Electronics.
The managed serviced apartment units are operated by Suasana Suites, which provide the company says will provide warm blend Malaysian hospitality and modern sophistication. A key highlight is the rooftop café, serving local cuisine with a panoramic view.
The Zenith Lifestyle Centre, situated in the podium of Suasana IM, is the first lifestyle hub in the JB city centre, which showcases curated international retail, F&B, and entertainment experiences along the newly refreshed and landscaped thoroughfare of Jalan Wong Ah Fook.
Apart from being centrally located along Jalan Wong Ah Fook, Suasana IM is also situated next to Sungai Segget, which is undergoing a revitalisation project carried out by the Iskandar Regional Development Authority (IRDA) in line with the JBT programme.
The recent beautification project for Sungai Segget has added a scenic pedestrian walkway, which in turn is transforming the locale into a popular spot for cultural and family recreational activities.
The development is also a short walk away from JB Sentral (which houses northbound and southbound trains; the CIQ at the causeway to Singapore; the 5-minute Tebrau Shuttle train to Singapore, and the upcoming Rapid Transit System at Bukit Chagar that will facilitate a large volume of commuter between JB and Singapore.
